If you are a buyer then don&#8217;t expect any or all sellers to be desperate. Yes. There will be some real estate bargains in Simon&#8217;s Town. But a bargain depends on the situation of the Simon&#8217;s Town seller and most sellers are not forced to sell. They can stay a little longer.</p>

<p>A few days ago we sold a charming Simon&#8217;s Town home to a nice guy who wants to use the home as lodge/self catering accommodation. The buyer is a capable businessman in the tourism industry. He knew exactly what he wanted. He is a cash buyer and therefore a decision maker.</p>
<p>Just before the current real estate deflation made an offer 20% less than the asking price. I mentioned that he had cash. When we got this offer we thought that even if this offer was reasonable, given the way the market was petering out, the owner may be offended by the offer. </p>
<p>We were obliged to present the offer and we did. Obviously the owner rejected the offer. The buyer was then willing to increase his offer by 7% but to no avail. </p>
<p>We knew that the only person who decides on the selling price is the buyer and let&#8217;s assume this is correct; then why did the seller not accept the offer? A few suggestions:</p>
<ol>
<li>We were at the edge of the cliff in the property market and all involved did not realise the severity of the deflation at the time. </li>
<li>The asking price may have been too optimistic in the first place and it created an expectation with the seller. </li>
<li>When the offer was made the house has only been on the market for a very short period. </li>
</ol>
<p>As we took more and more people through the home the common issue was the price. It was too high. </p>
<p>Then 10 months later the home is still on the market and the seller is now prepared to take the offer from the original buyer - if he is still interested.</p>
<p>The good news is that the buyer was still interested but we had no power to negotiate and his original offer of 20% less was the final offer. He did not even consider the extra 7%.</p>
<p>What did we learn from this home selling experience?</p>
<ul>
<li>When you decide to sell your home then separate emotion and reason. </li>
<li>Know that the buyer is the one deciding what the selling price will be. </li>
<li>I believe that the buyers are more informed on what the asking price should be because they are the people spending money today. And they are comparing many homes before they make an offer. </li>
<li>If the buyer has the cash take it even if it&#8217;s less than what you want. Because very few people qualify for bonds today. (Note: you need to earn about R130 000 per month to afford a R3 million home). </li>
<li>The buyers market today is a small market. Therefore if you reject one buyer with cash you may reject the only one out and about. </li>
<li>We, in our personal capacity, as home owners have always believed the first offer is the best offer. Let my friend continue: There&#8217;s an old real estate rule of thumb that the first offer you receive is usually the best one. I&#8217;ve run into this with several listings where the seller received an offer early on, made a stiff counteroffer and the buyer headed for the hills. <p>I need your advice. We are involved with a lovely Simon&#8217;s Town property development. </p>
<ul>

There will be 23 share title owners in this new lifestyle development.</li>

<p>As a family we have always agreed that the first offer is the best offer. I wanted to write and article on the subject for my Simon&#8217;s Town readers but my friend jumped the gun:</p>

<p>There&#8217;s an old real estate rule of thumb that the first offer you receive is usually the best one. I&#8217;ve run into this with several listings where the seller received an offer early on, made a stiff counteroffer back to the buyer and the buyer headed for the hills. In some cases, as much as 24 months and several price reductions later, another offer finally came in only to be significantly lower than the first buyers&#8217; offer. </p>
<p>While your first offer may not be what you were hoping for, it is a good idea to consider several things when choosing how to respond to that offer. Length of time on the market, time of year, initial asking price compared to the price recommended by your agent, and current competition should all be taken into account when determining whether to accept, reject or counter the first offer you receive. </p>
<p>It may be tempting to hold out for a better price, especially in the first few weeks that your home is on the market when there is a high volume of showing activity. However, that activity typically wanes after about three weeks, at which point the buyers who have been waiting for &quot;just the right house&quot; will have already considered your property. Buyers rush to see new listings, and if it&#8217;s the best thing they have seen they will probably make an offer. Most of these buyers have been at it for a long time and know the values very well, in some cases understanding market realities in their price range even better than realtors who have been tracking a broad market. Therefore, an offer received in the first few weeks on the market is probably appropriate to current conditions and worth serious consideration. Comparing the offer to your realtor&#8217;s initial price recommendations can help you decide what action to take. </p>
<p>After the first several weeks, the activity that remains is buyers just entering the market. Since they are at the beginning of their house hunting, they generally have more time to look and are less motivated to act quickly. They are less educated about the market than those who have been shopping for a long time and will err on the side of caution when making their offers, especially in a buyer&#8217;s market. Consequently, offers will more likely be lower than early on.     <br />Time on the market erodes value as well. The longer a house is listed for sale, the less interested buyers and Realtors are in the property. People will begin to wonder what is wrong with the property, and even if they like it will offer a lower price so they won&#8217;t lose money if they end up having to sell.     <br />Be sure to consider the opportunity costs. While your first offer may be lower than you had hoped, every month you keep the property is another month you must pay mortgage, taxes, utilities, and insurance for a home you are hoping to leave. These costs can add up quickly and end up costing you more in the long run. </p>
<p>Time of year is another factor that can affect the offer. Your offer in March or April will most likely be lower than in September or October. Sellers who were optimistic in the spring will be lowering their prices quickly to try and sell.</p>
<p>&#160; <br />The bottom line is that you are never in a better position to get the best price for your home than when it is <u><strong>fresh on the market</strong></u>. Even if the offer and subsequent negotiations are less than you are hoping for, don&#8217;t kick yourself months or even years later wishing you had taken the offer. That real estate rule of thumb stays true: <strong>your first offer is usually your best.</strong>     </p>

<p>P.S. Not so long ago our local village chiefs removed the benches from    <br />Jubilee Square because a specific group of the universal rainbow was     <br />sitting there&#8230;all day long. When the village chiefs did that the group moved across the street to the shops and the passage. I wonder if this job has anything to do with them trying to remove these vagrants?</p>

<p>There are whispers at night </p>
<p>When the wind is silent</p>
<p>And the baboons are sleeping.</p>
<p>The stones are telling their stories.</p>
<p>Spontaneous outbursts of joy, ire, revelation,</p>

<p>A story of four feet that left the path,</p>

<p>The Watsonias are flowering, pink and proud;</p>
<p>But their glory is clouded by the stench of abuse</p>

Many of us read the local newspapers and that&#8217;s great. But who tells us about the navy band performances or that UCT is tracking baboon movements. There are so many issues. There are so many questions. And here&#8217;s a simple system that you can join to become informed. And system that allows you to contribute.</p>

<p> <img src='http://simonstownrealty.info/wp-includes/images/smilies/icon_cool.gif' alt='8)' class='wp-smiley' /> I suggest you use a small computer application that you can use to read room stories and and contribute stories to the room and that will notify you as and when new news are posted in the Simon&#8217;s Town Room. This is called twhirl.</p>

			<content:encoded><![CDATA[<p>Yes. We can. It may not be overnight. We may have to wait for a disaster. Or at the worst we may have to wait for many pre-<strike>historic</strike> Internet humans to depart. Who knows. I hope that you will join me in this attempt to collaborate and get the Simon&#8217;s Town community to collaborate.</p>
<p>We had the <a href="http://simonstownrealty.info/2008/10/03/the-sagres-iii-tall-ship-and-school-ship-of-the-portuguese-navy-since-1961/" target="_blank">tall ship visiting Simon&#8217;s Town</a> and many of us did not know anything about it. We had the USA Navy band playing at JB square and only some passing tourist knew this. This is the good news that we missed. If we cannot distribute good news how are we going to share critical new?</p>
<p>In the minutes of the ST Civic Association meeting I was asked to look at a sms system to communicate issues within and around Simon&#8217;s Town.</p>
<p>In the past I used a system called <a href="http://www.smsmalls.co.za/">http://www.smsmalls.co.za/</a>. This is a pay for option. It costs about 33c to send one sms.     <br />You create a database with names and phone numbers and you can then create one sms message and send it to the people     <br />in your database.     <br />What are the pros and cons of smsmalls?</p>
<ul>
<li>One person do all the work
<ul>
<li>As all people need to send her a sms and she then need to go to the database add the sms and sends if off. </li>
<li>This person needs to get all the cell phone numbers and names and create the online database. </li>
</ul>
</li>
<li>The info (knowledge base) dies after the email was sent. </li>
<li>The info is available to a select few who joined. </li>
<li>The cost will limit the frequent use of the system. </li>
<li>It&#8217;s an easy system to use depending if people will forward news and (critical) issues. </li>
</ul>
<p><u><b>The other system gives the power to the community to communicate.</b></u>     <br />This is how it works in simple terms:</p>
<ol>
<li>You create an online account and you set it use your cell phone to send sms updates. </li>
<li>You forward me your username and I go to what&#8217;s called a Simon&#8217;s Town Room. I add your updates to that room. (Not only that I also add any news where the word <u>Simon&#8217;s Town</u> is mentioned). At this room you&#8217;ll read interesting comments by people who visit our town. How a USA newspaper shares with its readers the cheap holiday to the historic town of Simon&#8217;s Town. And news from your community members. (<u>Side Note:</u> Even Obama is using it to communicate with his community. I think I need to teach a political party to use it). </li>
<li>As soon as you send a sms to your online account your messages is sent to the Simon&#8217;s Town Room. (Although this room is open to everyone to join you need to be decent). </li>
<li>This Simon&#8217;s Town room is a public place and window to the world on what&#8217;s going on about Simon&#8217;s Town. For example Lesley has sent many updates on the Baboons and on whale sightings. Other people have told us about how effective a .38 can be against a local pest. There was an issue on Baboons and TB. This was quickly corrected. No more gossip that is not contradicted. </li>
<li>Every one of us can become a useful resource of info to the Simon&#8217;s Town World. </li>
<li>But how do you get updates from other people who send info to the Simon&#8217;s Town Room? That&#8217;s easy. You need to also open an account at the Simon&#8217;s Town room and join the room. You can then set your account to send you daily updates. </li>
<li>What will we sms about?
<ul>
<li>I noticed that there are anti-all-development people amongst us. They will sms us to inform us of development threats. </li>
<li>There are pro-development people. They will sms us about good developments. </li>
<li>The navy will share the arrival of Tall Ships and navy band concerts. </li>
<li>The CPF will give us tips. Like watch your bedroom window&#8230;.. that&#8217;s a popular entry point. </li>
<li>Dave will tell us all the news about the whales and ask our help to identify a strangled whale. </li>
<li>Judy will kick the back sides of ADT advertising on the ugly panel beater. </li>
<li>Trish will tell us about foreign exchange and other tourist&#8217;s needs. </li>
<li>Venetia will inform us f the up and coming art exhibition at the library. </li>
<li>John will give us the latest baboon gps data. </li>
<li>Ian will tell us what to do and not do on JB square </li>
<li>Nick will give us advice. </li>
<li>The book clubs will tell us about the latest books they have read and the nice local wine tasting. </li>
<li>We will all gossip in the open and all the facts will be there for all to question and agree upon. </li>

<p>Can you email me if you want to be part of this communication system? I want people who want to do it. Remember when you are done with setting up your accounts you&#8217;ll need to send and sms when you have something to share. And most of you can send a sms <img src='http://simonstownrealty.info/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' /> </p>
