It takes the average Simon’s Town property 120 days to sell , the average value per square meter was R10 000 but the trend is downwards. In other words it takes a long time to sell a Simon’s Town property and the value is coming down. Is this because of a relentless Jack Russell mentality?
Why a Jack Russell mentality? |
As you know, the Jack Russell is tenacious and will never stop trying even if their angle of attack is not effective.
Let me explain the Jack Russell mentality with an example:
This morning a Simon’s Town property owner told me about a house that was on the market, the owner wanted R4.2 million but a well known estate agency marketed the property for R4.7 million. Months went by without the agent contacting them. Eventually the owner took the For
Sale board down.
The owner was exited about the ” professional’s” advice when he told the owner he can sell the property for R4.7 million. But the consequence of the decision price-to-negotiate eliminated the true buyers, buyers looking to buy at R4 to R4.3 and at a stretch to R4.5 million. These buyers never considered this property because it was out of their reach.
If only they priced-to-sell the home at say R4.4 million! But this property became stale, the agent gave up and the seller is frustrated.
The passing property boom, the creation of expectations by estate agents and price-to-negotiate all contributes to the creation of the Jack Russell mentality.
