Dear Simon’s Town Friend

I need your advice. We are involved with a lovely Simon’s Town property development.

  • There will be 23 share title owners in this new lifestyle development.
  • A unit’s value will be between R1.2 and R2.5 million.
  • These lovely lock-up-and-go units are close to the beach and the Simon’s Town village. Although they will have a unique Simon’s Town look they will be modern.

The problem; should there be a communal swimming pool or not? I can tell you the pros and cons but that may influence you opinion. Therefore I’ll keep it simple and ask you to give me your honest opinion:

Should A Nice Lifestyle Development With More Than 20 Owners Include A Swiming Pool?

Are You Planning To Sell Your Simon’s Town Home

Thursday, September 11th, 2008
Flowers on Signal Hill, Cape TownSelling your Simon’s Town home can be a pleasure even in these tuff times if you plan the sale long in advance. Yesterday I met a clever Simon’s Town home owner who plans to sell his home in the next 15 months. Today I want to share his plan and ideas with you.

  • He has been retired for the last 15 years and lives in a lovely home in Simon’s Town. He and his wife are now ready to move to a retirement village.
  • Although they are mobile and capable they live in a home with some stairs. They don’t know how the years ahead might change their needs and they rather want to be safe than sorry.
  • They will scale down in size and while their new home will still have the same number of rooms it will be smaller and on one level.

The important factor is that although they are committed to sell their Simon’s Town home they don’t need to sell today. Given the current market they retain some power by having enough time to sell. Time pressure transfers power to the buyer.

Let me summarize what’s happening here:

  1. Because the owner is not pressured he can ask for a higher price than the seller who needs to sell quickly.
  2. Over exposure of the Simon’s Town home will make the home stale and force the asking price down. You don’t want home buyers to ask, "But why has this home been on the market for so long."

Therefore:

  • This Simon’s Town home owner does not want a flood of real estate agents
  • He also does not want any "for sale" signs outside his home.
  • He doesn’t want any advertising where the public can identify his home.
  • There will be no show houses. Only qualified buyers can view the Simon’s Town home by appointment.
  • Advertising will be done discreetly.  Oh. Yes. We will indicate the asking price.

Do you agree that all these factors (the time period and selling plan) will allow the home owner to control the home selling process to his advantage? Or do you have different advice for this Simon’s Town home owner? Your comments will be dearly appreciated.

Regards

Johan Horak
