Are You Planning To Sell Your Simon’s Town Home

Selling your Simon’s Town home can be a pleasure even in these tuff times if you plan the sale long in advance. Yesterday I met a clever Simon’s Town home owner who plans to sell his home in the next 15 months. Today I want to share his plan and ideas with you. 

• He has been retired for the last 15 years and lives in a lovely home in Simon’s Town. He and his wife are now ready to move to a retirement village. 
• Although they are mobile and capable they live in a home with some stairs. They don’t know how the years ahead might change their needs and they rather want to be safe than sorry.
• They will scale down in size and while their new home will still have the same number of rooms it will be smaller and on one level. 

The important factor is that although they are committed to sell their Simon’s Town home they don’t need to sell today. Given the current market they retain some power by having enough time to sell. Time pressure transfers power to the buyer.

Let me summarize what’s happening here:

1. Because the owner is not pressured he can ask for a higher price than the seller who needs to sell quickly.
2. Over exposure of the Simon’s Town home will make the home stale and force the asking price down. You don’t want home buyers to ask, "But why has this home been on the market for so long."

Therefore:

• He also does not want any "for sale" signs outside his home.

• There will be no show houses. Only qualified buyers can view the Simon’s Town home by appointment.
• Advertising will be done discreetly.  Oh. Yes. We will indicate the asking price.
