Where Do You Want a Home In Simon’s Town?

In this issue I want to ask you to help identify the ideal suburb and share my ideas on the ideal suburb in Simon’s Town. Go here to get the Navy Festival Program. 1) Where would you want a home in Simon’s Town?
I suppose it depends on your needs and available cash as a home owner. But let’s not look at needs and limitations and focus on wants. Because our wants create the world and needs limits our imagination.
We all want a view and most of the homes in Simon’s Town have a great view. The next criteria, for many new ex-up-country home owners, are to live on the Simon’s Town beachfront. Then you, may also, want to limit the impact of the South Easter. But these wants ensures a conflict of choices. (I like that). Then you may consider a quite street, a high value suburb or property close to the village.
But what about the other things we don’t want like penguins and baboons?
Because we share our lovely village with baboons and penguins you may want to know how these creatures impact your life style. Baboons seem to visit our western and eastern suburbs but old John Wayne (all the way from Tokai) may visit any home. The penguins can keep you awake at our lovely Boulders. (If these animals are the only real threat to my peaceful living then I’ll take it anytime compared to other threats up country.)
Let’s consider the wind:
Apparently Hang Klip is the measure. If you can see Hang Klip, across False Bay, you’ll get the South Ester and as you move further west to suburbs like Admirals Kloof and Simon’s Kloof you’ll get less wind.
But what does less wind mean?
I believe it means very little; when the wind blows it blows and it’s relative to your vantage point. Hang in there. The wind cleanses our bad aura and allows us to appreciate what we have.
Now let me tell you what I want:
I want a home on the Simon’s Town beachfront and like the idea of having it in Gay Road or Castle Rock nature reserve. We sold one of the nicest homes in Castle Rock and I will live there anytime even with all the baboons. My second home will be in Simon’s Kloof because there’s apparently less wind and it has one of the best views on the harbour and especially the yacht basin.
An important home selection criterion is location.
Let me share a few stats with you on the values of homes registered during 2007. (The stats exclude homes in Castle Rock as they are not readily available and Admirals Kloof because of the few homes sold there).
The following list ranks Simon’s Town Suburbs on the average selling prices:
- Simon’s Kloof R2.8 million.
- Froggy Farm R2.7 million
- Seaforth R2.3 million
- Simon’s Town R2.2 million
- Murdock Valley R2.2 million
- Vacant plots: R1.5 million
The real value test is the selling price per square meter of floor space (SP/SQRFS) and you can read it all here. We know that beachfront properties sell for a premium of R5000 to R8000 SP/SQRFS to other similar properties. And Seaforth and Murdock Valley are the most SP/SQRFS at R12 2991 and R11 594, respectively.

I love creating videos on Simon’s Town that I upload to Youtube. One of the issues that my friends have (and I have many more now that we live in Simon’s Town) is that they get lost trying to get onto Runciman Drive. My plan is to create a video on how to negotiate this route.

From next week I will be teaching six Simon’s Towners (in town or many miles away) to create their own blog/website. And again it’s free. Anyone can apply. The idea is that I teach you how to market with a blog. At the end of 4 weeks you should have your own free blog and you’ll be well on your way to become a blogger. It’s ideal for small business people. Also: if you just want to know how to blog reply to this email.
Blog training requirements: You need a free communications tool like www.skype.com or google talk. (If you haven’t used any of these then I will help you). You should also have fast internet connection like ADSL.
