Is the Simon’s Town Building cost only R5 900 per m²?

The national average building cost is R4 883,91 and according to Industry Insight CEO Elsie Snyman the Western Cape’s building cost is R5 900 per m² (first quarter 2007).
But is this figure a true reflection for Simon’s Town’s building cost?
Building cost in the wider Cape Town can be anything between R7 500 and R10 000 per m², according to architect Danie Pienaar. After Danie received 27 tenders for three new projects during June 2007 he found that the average building costs for a normal new dwelling was R7 500 per m². Alterations to dwellings can be as much as R10 000 per m².
The lesson out of all the building- and house price indexes is that you should treat it with respect and ensure you consult with a specialist before you build your new home.
I believe these figures are great for people who already have homes and want to get an idea of the approximate replacement value.
Note: Replacement value is not an indication of what you can sell your home for. The willing buyer is the only judge.
