The Simons Town Property Trends 2006 vs First Quarter 2007

The March 2007 Simon’s Town property trends are now available to SimonsTownRealty.Info members.
The property trends as far back as April 2005 are shown and discussed.
For example how did the number of properties sold per month and the average monthly value of residential property compare during this time. Other interesting statistics are the time it takes to sell homes in Simon’ Town and the average price buyers are willing to pay per square meter for residential property.
During the last week I thought it would be interesting to also look at the following questions:
- How does the first three months of 2007 differ from 2006 with regards to Simon’s Town properties?
- Did the number of properties sold increase or decrease?
- Did the total value sold per month increase or decrease?
- Are Simon’s Town property owners getting more for their properties in 2007 than in 2006?

The average total value of properties sold per month in 2007 increased by 10% when compared to the 2006 figure. The increase came from full title properties, while the volume for sectional title properties decreased during the first quarter of 2007.
The average selling price for full title properties increased by 11% to R2 176 538.
The property turnover in 2006 was on average 12% and increased to 13% for the first quarter of 2007.
